This surge has brought the median rent to an all-time high of $2,700. In fact, compared to the previous year, rents have grown by a staggering 20.5%.
Zumper’s Crystal Chen attributes these skyrocketing prices to the substantial demand for rentals in Canada. With five million renters competing for only two million purpose-built units, rent prices are being driven upward at an alarming rate.
When we look at the broader Metro Vancouver area, the average cost of rent for an unfurnished one-bedroom unit sits at $2,330, as reported by liv.rent, an organization that manually collects rental price data. Over the past six months, this price has continued to climb. It’s hard to believe that just last year, in January 2022, the average rent was below $2,000!
Moreover, one-bedroom apartments are less prevalent in the rental market compared to two-bedroom units in Metro Vancouver. Around 38% of active listings are one-bedroom apartments, while 49% are two-bedroom apartments, according to liv.rent.
Considering these factors, it should come as no surprise that Vancouver remains the most expensive city for renters in the country.
However, if we widen our perspective globally, it’s worth noting that Vancouver’s rental prices are relatively favorable when compared to cities like Zurich and Hong Kong, according to a recent report.
