Short answer first. This step is more doable than most families expect. The benchmark price for a detached house in Coquitlam is $1,584,400 as of September 2026, which sits under your $1.8M cap with room to spare. A Port Coquitlam townhouse benchmarks at $834,300, and townhouse sales there are up from last year, so the home you are leaving is one buyers actually want. The catch is that Coquitlam is not one market. Where you land depends entirely on which pocket you shop.
Start in Ranch Park and Cape Horn if you want money left over
Ranch Park benchmarks at $1,420,300 and Cape Horn at $1,309,800 for a detached house. These are older, established pockets with bigger lots and quieter streets, and homes here often trade under the citywide numbers. Buying in the $1.3M to $1.5M range leaves real money on the table for the kitchen, the roof or the suite you plan to add later. For a family coming out of a townhouse, that breathing room matters as much as the house itself.
Look at Central Coquitlam and Scott Creek for the middle ground
Central Coquitlam benchmarks at $1,614,800 and Scott Creek at $1,544,100. You are close to Coquitlam Centre, the SkyTrain and Como Lake, on streets that have been family territory for decades. The homes are mostly 20 to 40 years old, solid and sensibly sized, and this is where a lot of Port Coquitlam families land because daily life barely changes. Same rec centres, same commute, more house.
Treat Westwood Plateau as the stretch goal
Westwood Plateau benchmarks at $1,733,500, right up against your cap. It is a beautiful area, with the golf course, the views and some of the biggest homes in this price conversation. Under $1.8M here means watching for the listings that sit a while or need work, and being ready the week one appears. It happens. It just does not happen on your schedule, so keep it as the stretch, not the plan.
Be honest about Burke Mountain
Everyone asks about Burke Mountain first, so here is the straight answer. Detached homes there benchmark at $1,867,100, above your cap, and the newer houses trade higher still. Under $1.8M on Burke Mountain usually means a large townhouse or a duplex, and those are genuinely good homes. But if a detached house is the whole point of the move, your money works harder in the pockets above.
Run the sale and the purchase as one plan
The families who make this move well treat it as one move, not two separate deals. Your townhouse sale funds the purchase, so the pricing, the dates and the subject periods all have to line up before either side starts. I ran this exact play for clients who sold their townhouse and bought their house on one plan, and the reason it felt calm is that every date was mapped before the first sign went up. Get your real townhouse number first, in writing, then shop with a ceiling you trust.
