My family is moving to Port Moody and we want a house under $1.6M with a yard. What areas should we look at?

Short answer first. Under $1.6M in Port Moody is a real budget, but it is not a citywide one. The benchmark price for a detached house here is $1,903,500 as of September 2026, and the detached homes that actually sold this spring and summer closed at a median of about $1.85M. So a detached house under $1.6M means shopping in specific pockets, accepting an older home, or both. If schools and trails matter more than a detached title, a large townhouse in the $1.1M to $1.4M range gets you the best streets in the city with money left over. Here is how I walk families through it.

Start with Glenayre if a detached house matters most

Glenayre is where I point families who want a real detached house and a real yard without crossing into $1.8M territory. The homes are mostly older, the lots are generous by Port Moody standards, and the streets are quiet in a way newer areas never quite match. Glenayre Elementary sits right in the neighbourhood, and you are minutes from Moody Centre Station and the inlet trails. The trade is simple. You are buying a house that will want some updating over time, in exchange for land and location that newer builds cannot give you at this price.

Look at College Park for flat streets and family space

College Park flies under the radar, and that is exactly why it works for this budget. It is one of the flatter pockets in a hilly city, which matters more than people expect when you have young kids, bikes and strollers in daily rotation. College Park Elementary and the Westhill sports fields anchor the area, and detached homes here trade below the city benchmark more often than in the hillside neighbourhoods. If a home in College Park needs cosmetic work, do not let that scare you off. Cosmetics are the cheapest problem a house can have.

Choose Heritage Mountain and Aspenwood for schools and trails

This is the pick when the school catchment and the trail network are the whole point. Aspenwood Elementary and Heritage Mountain Elementary feed into Heritage Woods Secondary, and the trails start basically at your door. It is also the honest reality check in this post. Detached homes on the mountain mostly start above $1.8M. Under $1.6M here usually means a large townhouse or a duplex with a proper yard, and plenty of families decide that trade is worth it.

Full disclosure, my own family is moving to Aspenwood. We picked it for the same reasons my clients do. The school community is strong, the trails are part of daily life, and it still feels like a neighbourhood instead of a subdivision. When a Port Moody family asks me where I would land with this budget, that is my answer because it is literally what we did.

The townhouse door is wider than you think

Port Moody townhouses sold at a median of $1,057,500 this spring and summer, and the big family sized ones in places like Heritage Mountain and Suter Brook trade well under your $1.6M cap. You get three or four bedrooms, a yard your kids can actually use, and a home that needs nothing done to it on day one. The money you do not spend becomes your renovation fund, your travel fund, or just breathing room. Do not rule this door out before you have stood in a couple of them.

One rule before you fall for any house

School catchments in Port Moody are set by exact address, and two homes on the same street can fall on different sides of a line. Check the catchment for the specific address before you write an offer, not after. The district school locator takes two minutes, and it is the two minutes that protect the whole reason you picked the area. I run this check with every family I work with, before we even book the showing.
